Pacific Lifestyle Homes grabs builders’ award

The Home Builders Association of Metropolitan Portland announced today that Pacific Lifestyle Homes is the winner of a Builder Excellence Award for its design called the Staccatto home.

The awards recognize local companies for excellence in building, remodeling and marketing. Winners were selected by a panel of industry professionals who judge based on aesthetics, general design, budgetary considerations and challenges and obstacles.

Pacific Lifestyle Homes was recognized for the Staccatto plan, a 2,899 square foot design with five bedrooms and two and one-half bathrooms. The Staccato’s layout is only a 39-by-49-foot envelope, yet includes impressive design features such as an open, angular stair case that looks into the great room and entry, a butler’s pantry that connects the kitchen to the formal dining room and a large kitchen island.

“In response to the economy and homebuyer’s preference for smaller, more efficient homes, in 2010 Pacific Lifestyle Homes developed an entirely new set of homes plans,” said Kevin Wann President of Pacific Lifestyle Homes. “The Staccatto is one of our most popular plans.”

Portland, Ore., makes our list for much the same reason that San Francisco does: It’s a picturesque, culture-driven city with good local services and amenities. The city is still not particularly cheap for buyers–but it’s cheaper than normal.

A family hoping to put down roots there would normally pay a 62% premium to go from renting to buying. In the third quarter of 2009, however, that premium shrank by 16 percentage points. At the same time, Moody’s Economy.com anticipates that home prices will jump 19% over the next five years. That’s partly because, like San Francisco, Portland has strict government limitations on building and a coastal location that keep sprawl in check.

“Portland has one of the most controlled environments in the country in terms of development rights,” says Stuart Gabriel, director of the Ziman Center for Real Estate at the UCLA Anderson School of Management. “Those supply constraints will push prices up.”
