Miller Crossing Lot 7 Reaches Construction Stage

Garrette Custom Homes has completed the permit review process for Miller Crossing lot 7 in Vancouver.  With the permit in hand, let the construction phases of this future home begin.

The phone call to our excavator has been answered with another well dug crawl space. Next up, building the foundation of this Sheridan plan, one of PLH’s Premier series homes.  This Sheridan will feature the recently reconfigured 4 bedroom plan.

For the next 2 weeks the focus of this project will be getting the foundation poured and ensure that all the utilities are provided for before the actual framing process begins.

According to Forbes the Portland-Vancouver-Beaverton Statistical Area is one of the top 10 areas recommended to go from renting to buying.

Portland, Ore., makes our list for much the same reason that San Francisco does: It’s a picturesque, culture-driven city with good local services and amenities. The city is still not particularly cheap for buyers–but it’s cheaper than normal.

A family hoping to put down roots there would normally pay a 62% premium to go from renting to buying. In the third quarter of 2009, however, that premium shrank by 16 percentage points. At the same time, Moody’s Economy.com anticipates that home prices will jump 19% over the next five years. That’s partly because, like San Francisco, Portland has strict government limitations on building and a coastal location that keep sprawl in check.

“Portland has one of the most controlled environments in the country in terms of development rights,” says Stuart Gabriel, director of the Ziman Center for Real Estate at the UCLA Anderson School of Management. “Those supply constraints will push prices up.”

Miller Crossing Getting Set for Another Spec Start

While waiting with great anticipation for Clark County’s approval of yet another permit request for our Miller Crossing neighborhood, it is time to begin the preliminary steps for the next build.  Lot seven, one of 11 lots at the quiet Miller Crossing community is slated to be the “Sheridan Plan”.

Temporary power has been set, the location of the foundation has been staked out and is ready for excavation of the crawl space for the next Pacific Lifestyle Homes house.
